JBG to Present Revised Concept for 14th and S Project at February CSNA Meeting

At the February CSNA meeting on February 12, the JBG Companies will return to CSNA to present an updated concept for their proposed mixed-use building at 14th and S Streets, NW, on the site of the old Whitman-Walker clinic.  JBG is currently seeking concept approval from the DC Historic Preservation Review Board (HPRB) and is seeking CSNA's input and support of the revised concept. CSNA members and residents are encouraged to provide comments at the February meeting or below.
 
JBG has revised the design of the project based on comments received from CSNA, HPRB, ANC 2B, Dupont Circle Conservancy, and surrounding neighbors. 
 
This project came before CSNA in November 2008 for review of the original concept design.  CSNA expressed a number concerns and comments about the design of the project and offered general support for the zoning relief sought.  JBG received approval from the DC Board of Zoning Adjustment (BZA) 5-0 vote, with a modest list of conditions, in February 2009.

JBG is proposing construction of a mixed-use development along 14th Street between S and Swann Streets,NW with ground-floor retail and approximately 120-130 residential units above.  The building will also contain two levels of below-grade parking containing no less than 90 parking spaces, which are accessed from the 20-foot alley behind the property.
 
The project is sited at 1800 to 1818 14th Street, NW, on the west side of 14th Street between S and Swann Streets. The site currently consists of 5 existing buildings and 3 surface parking lots.
 
The southernmost building, the former Whitman Walker Clinic offices and originally the Hudson Apartments, was constructed in 1909 and is a contributing building to the Greater U Street Historic District, other buildings and lots are not contributing to the historic district.  The site is zoned C-3-A, and is within the Uptown Arts Overlay.
 
At the CSNA meeting in November 2008, concerns were raised about the 14th Street facade, which in the original concept was a largely glass and steel facade overlooking a very noisy and busy 14th Street.  In addition, concerns were expressed about the relationship of the new building to the historic building.
 
JBG is hoping to return to HPRB at the end of February to present the revised concept design.
