Meridian Charter School Announces Renovation Plans for Harrison School

Meridian Public Charter School recently announced the details of their renovation plans for the Harrison School building on the 2100 block of 13th Street, NW, at the intersection of 13th & V Streets, NW.  Construction work for the renovation project began the week of October 31, 2011.

The renovation of the school building will add 12,000 square feet to the building's existing 49,000 square foot footpring at a cost of $15.5 million.  Primary funding for Meridian's new home was provided through TRF's Chase New Markets Tax Credit Charter School Fund, created in partnership with The Reinvestment Fund (TRF) and Chase.

Meridian PCS signed a fifty-year lease with the District of Columbia earlier this year, and construction began this week at 13th and V Streets, N.W. for completion in August of 2012.  In addition to its premier financing partners, Meridian has worked with Building Hope to assemble a top team: Forrester Construction, Bowie Gridley Architects, and Brailsford & Dunlavey.

Community Meeting on Jair Lynch 15th & V Project, Oct. 20

Jair Lynch Developers are setting up a meeting for interested neighbors for the 15th & V Street Development this Thursday October 20, 2011.

The V & 15th Streets Development team is requesting all concerned residents of the 2000 block of 15th Street NW to attend upcoming public meetings about this new neighbrohood project to express their comments and concerns about the project.

Below is the text of an update sent to the neighborhood from the Jair Lynch Development team.

Please note, the project has presented the proposed design at the following public forums previously: ANC 1B design review committee, ANC 1B monthly meeting, Meridian Hill Association monthly meeting, and the U Street Neighborhood Association monthly meeting. In addition, we have met with Father Patrick of St. Augustine Church.

Also note that ANC 1B has formally approved the proposed design for Historic review.

The development team remains committed to an open discourse with all affected residents. We are willing to meet with the residents along 15th Street to understand their immediate comments and concerns. All residents of SMD 1B05, ANC 1B, and other local civic associations are welcome to join as well.

PROJECT STATS

  • 95 residential homes in 9-stories above two levels of underground parking
  • USGBC LEED Green Building Certification for Mid Rise Homes anticipated 
  • Other Building Amenities: Fitness room, club room, shared interior courtyard, controlled access, Comcast/FiOs pre-wired, roof deck, modern and contemporary finishes 
  • 87 market rate homes. Select homes with private balconies. No income restrictions
  • 8 Affordable studios, one and two bedroom homes. Income restrictions will apply with a range of 50% to 80% Area Median Income
  • Project subsidizes a portion of the renovation work being performed on the affordable senior housing for the residents of Paul Laurence Dunbar Apartments (previously known as the Campbell Heights Apartments)

COMMUNITY UPDATE
- Presentations have been made to ANC 1B, Meridian Hill Neighborhood Association, U Street Neighborhood Association, St. Augustine Church and other community stakeholders to review building design and program starting in May of 2011
- Letter of Support from ANC 1B for the concept design approved at the July 2011 meeting
- Historic Preservation Review Board general concept approval received September 22
- JAIR LYNCH will continue to review development progress with the State Historic Preservation Office, ANC 1B, local civic associations and other community stakeholders throughout the project

Lights On Once Again for U Street Hotel Project?

During the winter of 2008 and the spring and summer of 2009, the U Street Neighborhood Association led community review sessions and discussion with the JBG Companies about their proposed U Street Hotel project at 13th and U Streets, NW. 
 
However, after much neighborhood discussion, in May 2009, the DC Historic Preservation Office (HPO) notified the USNA, that after discussion between The JBG Companies and HPO, and in consideration of concerns expressed by USNA the project would not be reviewed by the DC Historic Preservation Review Board (HPRB), and development of the project stalled.

Old Cada Vez Building Bought with Goal to Redevlop

Most widely and recently known as the location of Cada Vez, 1438 U Street, NW has been purchased by Rock Creek Property Group, as reported by the real estate blog, citybiz.
 
The historic building has seen a variety of uses over the years.  The 12,000 square foot building has a total mixed use development potential of approximately 25,000 square feet.  Rock Creek is hoping to redevelop the building into retail, office or mixed-use tenancy with all space being available for either lease or purchase.

Perseus To Begin Construction of 14W Apartments and New YMCA

In a long awaited development by the neighborhood, Perseus Realty, LLC (Perseus Realty) of Washington, D.C. and the Jefferson Apartment Group (JAG) announced on November 29, 2010 that construction of 14W Apartments and a new Anthony Bowen YMCA will begin shortly.
 
The now vacant buildings and YMCA fill almost the entire 1300 block of W Street, NW from 13th to 14th Street.  The buildings have sat vacant for over two years, since the original groundbreaking of the 14W project in September 2008 (PDF).
 
The 14W project was first presented and discussed to the neighborhood during the U Street Neighborhood Association's August 2007 meeting.  The project was also an item of discussion during the January 2009 meeting due to security and public safety concerns of the neighborhood.
 
The approximately 300,000 square foot project will have 231 rental apartments, an all-new 44,000 square foot YMCA facility, and over 10,000 square feet of ground-level retail space. Additional information about the project is available on Perseus' website in the 14W Project and Press sections.
