Jair Lynch Developers are setting up a meeting for interested neighbors for the 15th & V Street Development this Thursday October 20, 2011.

The V & 15th Streets Development team is requesting all concerned residents of the 2000 block of 15th Street NW to attend upcoming public meetings about this new neighbrohood project to express their comments and concerns about the project.

Below is the text of an update sent to the neighborhood from the Jair Lynch Development team.

Please note, the project has presented the proposed design at the following public forums previously: ANC 1B design review committee, ANC 1B monthly meeting, Meridian Hill Association monthly meeting, and the U Street Neighborhood Association monthly meeting. In addition, we have met with Father Patrick of St. Augustine Church.

Also note that ANC 1B has formally approved the proposed design for Historic review.

The development team remains committed to an open discourse with all affected residents. We are willing to meet with the residents along 15th Street to understand their immediate comments and concerns. All residents of SMD 1B05, ANC 1B, and other local civic associations are welcome to join as well.

PROJECT STATS

• 95 residential homes in 9-stories above two levels of underground parking
• USGBC LEED Green Building Certification for Mid Rise Homes anticipated 
• Other Building Amenities: Fitness room, club room, shared interior courtyard, controlled access, Comcast/FiOs pre-wired, roof deck, modern and contemporary finishes 
• 87 market rate homes. Select homes with private balconies. No income restrictions
• 8 Affordable studios, one and two bedroom homes. Income restrictions will apply with a range of 50% to 80% Area Median Income
• Project subsidizes a portion of the renovation work being performed on the affordable senior housing for the residents of Paul Laurence Dunbar Apartments (previously known as the Campbell Heights Apartments)

COMMUNITY UPDATE
- Presentations have been made to ANC 1B, Meridian Hill Neighborhood Association, U Street Neighborhood Association, St. Augustine Church and other community stakeholders to review building design and program starting in May of 2011
- Letter of Support from ANC 1B for the concept design approved at the July 2011 meeting
- Historic Preservation Review Board general concept approval received September 22
- JAIR LYNCH will continue to review development progress with the State Historic Preservation Office, ANC 1B, local civic associations and other community stakeholders throughout the project
